ORERA: ORERA imposes penalties on realtor for building plan violation in Puri | Bhubaneswar News
Bhubaneswar: Homebuyers, experts, and developers applauded the order issued by Odisha Real Estate Regulatory Authority (ORERA) to impose stringent penalties on a real estate developer found guilty of deviating from the sanctioned building plan in Puri.
Exercising its statutory powers, ORERA not only levied a substantial fine of Rs 90 lakh on the errant realtor but also, in an unprecedented move, mandated the demolition of three floors constructed in the 10-storied structure, which had been built in contravention of the approved plan.
Homebuyers asserted that this serves as an essential lesson for builders who deliberately attempt such violations. “ORERA has justifiably penalised the developer. I am optimistic that this will instil a sense of trepidation and accountability among builders,” said Akankhya Patra, a prospective homebuyer.
A homebuyer in the residential project in Puri on which the order was issued, told TOI that the builder had solicited their consent for the expansion. “We believed that it would be advantageous for us. We were oblivious to the fact that it was being constructed illegally,” the homebuyer said.
Sangram Nayak, a city-based real estate developer, also commended ORERA’s order, affirming that the realtor had been appropriately penalised.
