Bhubaneswar: The capital city is witnessing a significant transformation in its real estate landscape with developers offering customised, ready-to-move-in luxury apartments to discerning homebuyers. Industry experts attributed the trend to increasing disposable incomes and a growing desire among professionals to return to their home state.
Several premium residential projects, also referred as ‘boutique real estate‘, are currently under development in prime locations, including Saheed Nagar, Kalinga Nagar and Patia.

Pattnaik said that the demand and requirement of flat buyers changed after the Covid-19 pandemic. “Homebuyers now seek larger apartments for the comfort of working from home and other things, and developers are rightly focusing in that direction,” he said.
Beyond individual units, developers are creating comprehensive lifestyle experiences with world-class amenities. These include multi-purpose games courts, landscaped gardens, yoga and meditation areas, indoor gyms, wellness zones, libraries, music rooms and dedicated children’s play areas.
“Developers nowadays are committed to revolutionising home ownership by creating apartments that reflect the real needs of modern residents, not just standard buildings,” explains Sangram Nayak, a city-based real estate developer.
He emphasised that their focus was on creating environments where homebuyers can truly thrive, supported by values of transparency, empathy and foresight. “The 4.5-BHK boutique residences and more larger apartments are in high demand now,” he said.
