BDA plans study to gauge market trends for new city

Bhubaneswar: A market feasibility study has been planned by Bhubaneswar Development Authority (BDA) for the proposed Bhubaneswar new city to be developed in Dasapur and Gothapatna on the outskirts here to ascertain potential outcomes of the project.
Spanning an area of 400 hectares, the new city is envisioned to encompass an innovation hub, a mixed-use hub and an ecological hub.
As part of the plan, BDA will engage an expert agency to assess the new city area’s potential in terms of real estate development, hospitality sector growth, industrial corridor establishment and the creation of an IT and ITeS hub, among other aspects.
The selected agency will not only conduct a market research but also recommend the way forward to the BDA to carry out the new city project. Upon completion of the study, BDA will have understanding of the market trends and potential development programmes, officials said. “The new city is designed to offer a blend of residential, recreational and working environment. Through the study, we seek to determine the area’s potential to attract investment from global companies,” said Bimalendu Mohanty, executive engineer, BDA.
The development authority conceptualised the new city plan in Jan last year on behalf of the state govt, in response to a challenge posed by the Union ministry of housing and urban affairs.
As a part of the challenge, the ministry has been providing financial assistance to state govts for the development of eight such cities across the country. Building upon this initiative, BDA has identified a greenfield site in Gothapatna and Dasapur areas for the project.
“Most of the land in Gothapatna and Dasapur belongs to the govt. The site has been chosen in view of this feature. The project execution will be smooth in these areas since we will not have to acquire any land for it,” a senior BDA official said. BDA, which has already prepared the concept plan of the Bhubaneswar New City, has proposed a total investment of Rs 8,179 crore out of which Rs 6,079 crore will be spent to develop built-up space and Rs 2,100 crore will go for infrastructure development.
“Expansion of Bhubaneswar is the need of the hour. The core area of the city has no or little scope for expansion now. Vertical development has started taking place in the city. The outskirts need to be ready for expansion,” urban planner Piyush Ranjan Rout said.
