MMRDA allocates 3,400sqm plot in BKC to MPCB for new headquarters | Mumbai News – The Times of India

Mumbai: The Mumbai Metropolitan Region Development Authority (MMRDA) allotted a 3,400sqm plot in Bandra-Kurla Complex (BKC) to the Maharashtra Pollution Control Board (MPCB) for constructing its new administrative building, ‘Paryavaran Bhawan‘.
The decision was made at MMRDA’s 159th Authority Meeting, chaired by deputy chief minister and MMRDA chairman Eknath Shinde on Friday.
MPCB, a statutory body under the Maharashtra govt’s environment department, sought land for its headquarters. MMRDA allotted Plot No. C-79 in G-Block under its commercial use regulations. The plot, spanning 3,400.59sqm, comes with a permissible FSI of 4.00, allowing a built-up area of 13,602.36sqm. The lease period is 80 years, with a lease premium of Rs 468.60 crore.
Officials said MPCB will be eligible for additional built-up area as per the Maharashtra govt’s notification dated July 19, 2024. As per the payment schedule, 25% of the lease premium must be paid within two months, while the remaining 75% is due within 10 months.
An MMRDA official said the allotment would strengthen environmental governance by providing MPCB with dedicated infrastructure in Mumbai’s key business district. In March, MMRDA allotted a prime commercial plot in BKC to the National Payments Corporation of India (NPCI) for its global headquarters.
NPCI, the central body overseeing retail payments and settlement systems in India, requested MMRDA to allocate a commercial plot in BKC for establishing its global headquarters. Handed over during Mumbai Tech Week 2025, the 6,019.10sqm commercial plot will serve as the nerve centre for NPCI’s expanding domestic and international payment solutions.
The land allocation comes at a time when MMRDA is focusing on monetising its land bank in BKC, a prime financial hub. The authority generates revenue primarily through land lease premiums, commercial developments, and infrastructure-related charges.
